• Current knowledge of the Landlord Tenant Law Florida Statute 83. 
• Manage all tenant relations as they arise. Collect and process all monies received. 
• Move-In and Move-Out property inspections. 
• Routine property inspections (handled case by case). 
• On call 24 hours for property emergencies. 
• Facilitate property maintenance and/or repairs, as needed with licensed vendors.
•  Provide Expense reports for Owner's Property records. 
• Serve notices to tenants as necessary. 
• Assist with Evictions,by handling initial filing with the courts(Owner's Expense). 
• Provide information to limit liability for Owner(s). 
• Utilize Attorney's lease for residential properties (nominal owner expense). 
• Provide 1099 Statements to Owners for tax purposes. 
• Provide Tenant Placement for owners who we manage, as well as, Owners tackling management on their own. 
• Place property on the market "For Rent" with multiple listing service. 
• Advertising includes sign and several Internet site.s Conduct all showings and utilize lock boxes. 
• Search prospective tenant criminal background, pedophile, credit and eviction.s  
• Employment Verification. 
• Prior rental history. 
• Upon owner approval, initiate attorney written lease for tenant/owner. 
• Conduct lease signing.
